Before You Close or Refinance

Below are the steps, timelines, and fees for required water and sewer certifications. Review the requirements below to ensure all water and sewer certifications or payoff requests are submitted on time and completed before your closing or refinance date.

Home Sales

For Home or Property Sales

Any authorized agent representing the seller(s) of a property, located within the Authority’s service territory, needs to send a request for a final water and/or sewer reading (“certification”) at least ten (10) days prior to the sale of the property. Requests can be sent via email to Certifications@BCWSA.net and must include buyer and seller name, address, and date of settlement on company letterhead that contains an email and/or address.

The applicant(s) needs to complete all necessary steps to obtain a water and/or sanitary sewer certification from the Authority, prior to closing.

A fee of $ 50.00, payable to “BCWSA” is expected in advance of the final certifications; and prior to settlement on the property.

Refinancing

For Home or Property Refinancing

Any authorized agent(s) conducting the refinancing or mortgaging of a property, located within the Authority’s service territory, needs to fill out an application for a payoff on the form linked below (“refinance”), at least ten (10) days prior to the refinancing.

The applicant(s) needs to complete all necessary steps to obtain a water and/or sewer payoff amount from the Authority, prior to the date of refinancing.

A fee of $ 35.00, payable to “BCWSA” is expected in advance for this service.
